Las Vegas, NV: Ferguson Financial Services / 1st Financial Nationwide has achieved three (3) more successful loan modifications this week with Fannie Mae owned home mortgages. The servicers for these loans were Aurora Loan Services, Bank of America, and Flagstar Mortgage. Keys to successful loan modifications under the HAMP (Making Home Affordable Act) program are: the correct preparation of your Income/Expense documents (important to have exact and correct debt to income levels), daily follow through with the Loss Mitigation Department a your loan servicer in the first 30 days, no missing documents in the “setup” process, knowing when to “escalate” with Loss Mitigation, and complete awareness of the rules under the Making Home Affordable Act. There are many times that we know the program rules better than the staff in the banks’ Loss Mitigation departments (this is due to such high levels of staff churn at the servicing companies).
